3 bedroom 1 bathroom short term, Rental Agreement

**IT'S A TRIP LLC - PROPERTY GUIDELINES**

*Reservation Details:*
- The primary guest reserving the unit must be 25 years old or older. Guests under 25 are welcome if accompanied by someone over 25.
*Property Details:*
- Our property is a cozy three-bedroom, one-bath unit, offering comfort for up to 4 individuals. While manageable for 4 adults, please note it may be a bit snug.
*Visitors:*
- Daytime visitors are allowed with prior notification, ensuring the total stays within 4 people. Overnight guests require notification to avoid a breach of the rental agreement.
*Restrictions:*
- No smoking (inside, outside, or e-cigarettes) and no pets are allowed, except for documented service animals.
*Accessibility:*
- Our unit is suitable for wheelchairs or walkers, however, there are stairs.
*Check-In/Check-Out:*
- Check-in is after 4 PM, and check-out is by 11 AM. Guests receive a personal front door code for access.
*Household Supplies:*
- Initial supplies provided; additional needs are the responsibility of guests. Please bring beach towels and personal toiletries.
- Parking is driveway and street parking only.
*Right of Entry:*
- Owners may enter for emergency needs, and monthly extermination may occur with prior notice.
*Grill Usage:*
- Grills are available on a first-come, first-served basis; guests provide charcoal, lighter fluid, and matches.
*House Rules:*
- TOWELS + LINENS: Please be respectful of bed sheets and towels (normal wear & tear is expected). Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Unsalvageable linens/bath towels will incur a replacement fee.
PLEASE DO NOT USE TOWELS PROVIDED IN UNIT FOR ANY OTHER USE OUTSIDE OF THE RESIDENCE. UNITS LEFT EXTREMELY DIRTY:
Units found with waste strewn around, in complete disorder, and/or "trashed" will be subject to maintenance deep cleaning fee.
DAMAGE TO ROOM:
Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charge at 120% of full and new replacement value plus any shipping and handling charges. Any damage to property, whether accidental or willful, is the responsibility of the registered guest for each particular unit. In extreme cases, criminal charges will be pursued.
DAMAGE TO MATTRESSES AND BEDDING:
Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.
MAINTENANCE REQUEST/ISSUES:
We strive to provide you a stay free of defects should you require maintenance during your stay please contact us. If you have an emergency, please dial 911 and then inform Us.
LOCKOUTS:
Will be charged $125 prior to reentry
SMOKING:
Will be charged $350 for Ionizer treatment
*Amenities:*
- TV streaming and wireless internet are provided but not integral to the agreement. No refund for service outages.
*No Tolerance Policy:*
- Strict policy against illegal activities, underage drinking, and inappropriate behavior. Violation leads to eviction.
*Housekeeping:*
- Cleaning fees are $125
*Cancellation Policy:*
- After confirmation, reservations are non-refundable and non-reschedulable.

As evidenced by the signature set forth below the Guest confirms that ALL GUESTS in the party agree that:

Only the number of guests mentioned during the reservation will stay in the condo. Inviting extra guests either as day-time visitors or for an overnight stay without notifying the Owners is not permitted. It is against the house rules and considered as a breach to the rental agreement and will result in the cancellation without refund.

All terms, conditions and rules of the rental agreement have been accepted.

If any damage is done to the property either the Guest or by any other person in the Guest's party during their stay the Guest will be responsible for the full cost of replacement/repair of the damage.

UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL THE RENTAL PROPERTY OWNERS OR RESORT MANAGEMENT BE LIABLE TO THE GUEST OR ANY OTHER PERSON IN THE GUEST'S PARTY FOR ANY ACCIDENTS, INJURIES OR ILLNESS THAT OCCUR WHILE ON THE PREMISES OR ITS FACILITIES
